I am a local realtor who has used John with Reliable home inspections for years now. What separates John and Reliable from other inspectors is the time and care he puts into his inspections. We are often in a home 3-5 hours as John wants to be sure the home owner knows everything that is going on in the home. Certified to do WET inspections as well is a tremendous asset for an inspector to have. Great service and very thorough.

Steven and John were above and beyond the entire time for my home inspection last week. They even showed up earlier then i asked so they could start the inspection on the 1000 sq foot bungalow I just recently purchased. They have such detail in their craft that our inspection was over 2.5 hours. I had a close contact that highly recommended them and they did not disappoint from the first phone call and throughout. They are outstanding humans that are very knowledgeable, even taught me some things and answered any questions I had! They even gave a book they made that shows you all the upkeep on your home that is needed. Very helpful for a first time buyer. I would recommend Reliable Home Inspections to anyone!

I requested an inspection on a very run down home to try and figure out the best course of action. John went through absolutely every detail of this property, taking samples and pictures even though at first sight it would have been easy for him to see many flaws, however John really took the time and truly lived up to his slogan that he is careful, thorough and complete!
I would highly recommend John over and over again to anyone I know!

We highly recommend John. He is very thorough and saved us from purchasing two money pits of houses. He explains everything and is very easy to get along with. We just had John inspect our new build home and he did a fantastic job. He encouraged me to follow along the whole time and he explained everything every step of the way. He is as friendly as he is knowledgeable and he made something that is usually tedious into a fun and interesting experience.

My wife and I hired John in October 2018 to conduct the home inspection for our new house. I was so impressed with John’s thoroughness and expertise! We were able to walk through the inspection with him and he patiently explained items that were an immediate concern or potential future concern, as well as giving us great recommendations on preventative maintenance. He also provided a very comprehensive report with his findings and recommendations (which helped a lot in the house buying negotiation process!) and a home owner’s manual detailing out preventative maintenance tasks. As a first-time house-buyer, this manual was very much appreciated and has been referenced multiple times already! The other great thing about John’s services is the insurance period he offers after the inspection to back up his work, giving even further peace of mind. John was friendly and helpful throughout the whole process. My wife and I were satisfied that John had completed a very comprehensive inspection, and would highly recommend John to anyone who requires home inspection services.

John Erdman completed a house inspection that I requested before embarking on some aesthetic renovations. It was important for me to make sure there were no major structural or maintenance issues that needed to be addressed first. He did a very thorough review of my house and made some great recommendations, one of which was to add insulation to the walls and ceiling. When the insulation people came, they found not only (as John made me aware) was my insulation low but the front of my house did not have any insulation at all. Can you believe what that did to my heating bill, so his suggestion was very fortuitous.

Because of the thoroughness of his inspection and his obvious expertise, I felt confident starting my renovations knowing that the house was in good condition. The new insulation will make my home more energy efficient and more pleasant in the warm and cold seasons. Without hesitation, I recommend contacting John Erdman for any house inspection needs.
